Project Details

Menard was invited by TJM Projects to provide a bespoke ground improvement solution for the proposed Costa Coffee store at Border Retail Park in Wrexham. The development was planned on a previously under utilised section of the existing car park, with the strategic intention of increasing visitor numbers and enhancing the overall attractiveness of the retail park. The ground improvement works were required to ensure the structural stability of the new building while also minimising disruption to the surrounding commercial environment throughout the construction phase.

Ground Conditions

The site investigation, comprising eight boreholes, revealed the presence of uncontrolled made ground across the site to depths of up to 2.4 mbgl. This material was categorised into four distinct types, predominantly consisting of clayey sand and gravel, with occasional occurrences of clayey gravelly sand. Beneath the made ground, the natural soils were primarily composed of brown fine to coarse sand classified as Devensian Glaciofluvial Sheet deposits with occasional gravel and minor sandstone inclusions, extending from approximately 0.5 mbgl to a maximum observed depth of 5.0 mbgl.

Solution

Due to the heterogeneity and limited bearing capacity of the Made Ground, and the loose nature of the upper natural sands, shallow foundations were deemed unsuitable. Instead, Menard recommended the installation of Vibro Stone Columns to improve the load-bearing characteristics of the ground. These columns were installed to depths of approximately 3.0 m, terminating in the medium dense natural sands to ensure structural support and settlement control. This method offers several advantages: it enhances bearing capacity, reduces differential settlement, and allows for the use of conventional strip or pad foundations. Additionally, the installation process is relatively quick and causes minimal disruption to the surrounding retail environment, which was a key requirement for the project.
